What to check before you sign

  • One lease, or one lease each. With a single lease you are all tenants of the same contract; with individual leases each person answers only for their own room.
  • The joint liability clause. Where it applies, one flatmate leaving frees nobody: the landlord can claim the whole rent from those who stay.
  • There is only one deposit, returned at the end of the lease — not when each person leaves.
  • Insurance must cover everyone: a policy in one name protects no one else.
  • An inventory, room by room. It is the only document that will say, at the end, what was already damaged.
